General Method Statement

Definition

Curtain Walls are defined as being non-load bearing walls designed to provide a filtering envelope for a building. Their own dead-weight and the wind forces which acts on them are transferred to the building structure through anchorage points.

The initial design is to maintain the visual appearance in line with the Architect/Consultants design and as well as to meet the requisite standards of resistance to air/water penetration, thermal performance , Uvalue and sound reduction etc., all as specified in Project Specification. The facade design will be done as per the parameter stated in the specification and
curtain walls and details shown on the architectural drawings. In general the curtain wall design will meet international standards and will comply with the building regulations.

Submittals and Approvals

Design:

  • Unitized System curtain walling by INTERGLASS CO.LLC based on the certified partner systems
  • Metal Cladding
  • Skylight based on the partner systems
  • Other works e.g. Louvers, doors, and windows etc.

Shop Drawings:

Typical and specific elevations, sectional details, interface details, layout etc. for each area/block will be submitied to the architect/
consultant for their review and approval as per programme of works and in accordance with specifications. The shop drawing
process also includes the production of engineering calculations to demonstrate that what is being proposed is capable of
performing in accordance with design criteria. All interface details will be coordinated with the Main Contractor. Shop drawings
will be of full size details of fabrication, assembly and installation showing actual material thickness/gauge, type and description
of material and supplier/Manufacturers name etc. for curtain wall, doors and windows

Structural Calculations:

Mullions/transoms, brackets, fixing anchors, inserts, supporting sub-structure etc. will be designed and thoroughly checked in
accordance with the data/standards specified in Project specification and performance requirements shall be in-line with the
international curtain wall industry norms/standards. These are checked & verified using most advanced Structural stability-check
software.

Glass and Glazing:

This depends on the consultant’s specifications and requirements which will be strictly followed. Standard warranties from Suppliers/Manufacturers will be provided. Building materials are fabricated locally to minimize the energy expended in their
transportation, thereby reducing the overall environmental impact.

Maintenance Manual and As-Built Drawings:

Upon completion of curtainwall installation (at the time of final handing over), we will submit 4 sets of Maintenance Manual and As-Built drawings. Maintenance manual will include: – Operation Principles and Sequence – Periodic inspection and maintenance – Parts / Component list – Glass list with sizes and descriptions of glass – Tool and Equipment list – Re-glazing / Replacement of components method statement

As-Built Drawings:

All of the approved shop drawings will be reviewed & coordinated with the Site staff Project Management Staff and amended as required to show the actual as-built condition on-site prior to submiting it as a part of Maintenance Manual.

General Guidelines for Maintenance and Cleaning of Curtain walling

Glass Maintenance

  • The glass should never be cleaned in direct sunlight
  • Only clean cloth and mild liquid detergent should be used to clean the glass. The detergent should be only mildly alkaline or neutral
  • After washing, the glass should be rinsed off with clean water and then wiped dry. No abrasive cleaners or ammonia solution should be used
  • If there is any staining of the glass from any means which produce a mark, then supplier must be contacted immediately to come for an inspection and to advice on remedial action
  • The cradle should not be used when the conditions are windy to reduce the possibility of a breakage
  • If any fogging within the double glazed cavity occurs, the supplier must be informed immediately
  • Water should not be allowed to stand on the silicon

Aluminium

Aluminium should be cleaned only with a soft cloth or with a solution containing a mild non alkaline liquid detergent

Samples: Samples of materials, components, glazing, finishes etc. in accordance with the specification will be submitted
for architect/consultant’s review and approval.

Materials

Extrusions:

All aluminium extrusions will be made from aluminium alloy 6063-T6 as per British Standards for Architectural aluminium curtain wall, doors and windows. All extrusion shall be checked for proper relationship with matching profiles, components and assembly. Extrusion will be procured within GCC Countries.

Sheet Metal Cladding:

Aluminium sheet:

Aluminium sheet of adequate thickness to suit the requirement and purpose of use will be procured from a reputed manufacturer. Aluminium alloy for the sheet shall be 1100 and temper for thickness from 0.4mm to 10mm will be H14

Fabrication:

Hydraulic brake presses will be used for sheet stock blanking, forming and edge bending. Gauges and special tools, jigs will be used to ensure dimensional accuracy. Sheets will be checked for flatness, width and length; visible surfaces will be free of unacceptable scratches, marks or other blemishes. Flatness, buckling, dents and other such distortions will
be conformed to aluminium standards and data tolerance for sheet metal.

Glass and Glazing:

Specified and approved insulated double glazed units for vision and spandrel areas will be provided. Performance data
will be provided upon selection of exterior pane of double glazed units (by architect/consultant).

Gaskets:

All the gaskets will be high performance “EPDM” gaskets with bonded / vulcanised corners.

Sealants:

Neutral silicones from TREMCO/SIKASIL/DOW CORNING/WACKER/ASMACO or equally approved which are compatible with other surfaces and materials will be used. Suggested sealant material sample with back-up literature and catalogue will be submitied for architects/Consultant review and comments.

Typical details, showing type of joints and sealant will be submitied to the manufacturer for their review and comments and same will be forwarded to the architect/consultant for their review and approval. The colour of the sealant will be as approved by the architect/ consultant from the manufacturer’s standard range. Joint filler, back-up material will be
closed cell polyethylene foam

Tolerance on Dimensions & form:

As per global international standards and company policy, there is a permissible tolerance of 10% in dimensional aspects like width, diameter, radius, thickness, length, depth, angularity, convexity, concavity, strengthtness, twistness, angles, spots, scores, lines, grooves, marks etc for any type of glass and aluminium related products used for any clients for any projects.

Finishes:

As per the specifications. The coated material will be secured with special protection tape to avoid any damages.

Installation and On-site Activities

Access routes and Methods:

Traffic access use of Site and services, rules and regulations as agreed with the Main Contractor and instructed by local authority will be followed.

Handling and storage:

General

This section intends to cover all operations from opening wood boxes at site, assembly to installations in final locations of the units

Protection to Metal and Storage

All finish metal work will be protected with the protection tape, packed and stored in wooden boxes at site.

Weather seal, backing rods, gaskets insulators etc. will be stored as per manufacturer’s recommendation (Covered area).

Every wooden box will have its own packing list showing the contents of components which clearly labelled with manufacturers code number for easy identification and traceability.

Assembly drawings and code numbers

Fabrication and assembly drawings will be showing components parts, code number to avoid wrong assembly or misplacing
of material and in order to minimize the risk of damage during unpacking of components

Erection Quality Control Check List

Inspection will be done in line with the installation quality control check list of components prior to their use. All damages will be recorded and remedial procedure will be agreed prior to incorporation in works

Storage

Storage containers on site will be used to store accessories, tools etc. These stores will be carrying a minimum stock of accessories for two weeks requirement and rest will be stored in main stares and warehouses.

Scaffolding, Cranage, Hoist and Tower cranes:

Tower crane from the Main Contractor will be used time to time with the following general terms, – Cranage hours and requirement will be coordinated with the Main contractor on weekly basis. Tower crane will be used mainly for off-loading of material from trucks and for distribution of the materials up to floors – Hoist for the movement of labour and materials
to be provided by Main Contractor (FOC) – Cradles & working platforms will be provided in accordance with the agreed terms and Conditions of the contract.
